Rod-Supported Balconies & Rails for a Charlotte Mid-Rise

Jackson Williams was originally contracted to fabricate and install Juliet balconies — simple rail systems mounted to the openings — for this vibrant mid-rise at Camp North End, one of Charlotte's most exciting mixed-use developments. Late in construction, the developer saw an opportunity: upgrade select units to full projecting balconies to command premium rents and increase gross revenue. With the building already framed and partially clad, the developer, GC, and Jackson Williams collaborated to find a solution that wouldn't blow the budget or the schedule.
The Challenge
The building was already framed and partially clad. On a typical stick-frame build, cantilever-supported balconies require a structural member — wood or steel — left projecting from the building during framing. That ship had sailed. Retrofitting cantilever supports into the existing structure would have been expensive and disruptive. The developer needed a creative path from Juliet balconies to full outdoor living spaces, fast.
The Solution
Rod-supported aluminum balconies. Instead of cantilever supports, stainless steel hanger rods suspend the balcony platforms from the structure above — no structural retrofit required. Jackson Williams designed, engineered, fabricated, and installed the entire system. What started as a last-minute pivot became one of the building's most iconic features, giving the colorful Camp North End facade a distinctive architectural element that residents and passersby notice immediately.
